Downtown District

Mixed Use Redevelopment

The Frank Nelson Building is one the largest historic buildings in Birmingham, offering 118,000 square feet of office and retail space. The building is strategically located at the epicenter of the revitalized downtown, driven by tech job creation, multi-family & hotel developments and multiple entertainment venue.

Developer: Orchestra Partners

Equity: $6.4 mm

Investment Time Horizon: 10 Years

Orchestra Partners is planning a $25mm historic rehabilitation of The Frank, originally built in 1903. This ten-story building is located at the corner of two of the most highly-trafficked streets downtown, between the densely residential Midtown 4 blocks south and the Financial District 3 blocks north. The project will yield 106,000 square feet of office and 12,000 square feet of retail space and will leverage Federal and State Historic Tax Credits.

The structure is serviced by 5 elevators and sits next to a 638-space parking deck, which will be connected via a walkway. Orchestra Partners has already seen significant initial lease demand, with approximately 30% already leased or with an LOI in place.

Proudly headquartered in downtown Birmingham, Orchestra Partners focuses on re-development to create livable, thriving neighborhoods. With a shared vision to preserve history while creating a brighter future, Orchestra’s principals set their sights on redevelopment that will positively impact Birmingham. Recent completions include the Founders Station mixed-use project (46,000 sf), and The Woolworth entertainment venue (16,000 sf).
